What we do

What sealcoating does for your driveway

Your asphalt driveway is one of the biggest investments on your property, and it’s under attack all year. Sun dries it out, rain soaks in, and every winter road salt and freeze-thaw cycles open new cracks. Driveway sealcoating from Rose Sealcoating puts a protective layer back on top, so your driveway looks better and lasts longer.

We’re a local, owner-operated company based in Ingersoll, sealcoating driveways in Ingersoll, Woodstock, London and Brantford. Chris Rose quotes, preps and seals every driveway himself.

Keeps water out

A sealed surface sheds water instead of soaking it up, so less moisture gets under your driveway to freeze and expand in winter.

Blocks sun and salt damage

UV rays dry out asphalt and make it brittle. Road salt and car fluids eat at the surface. Sealer takes that wear so your asphalt doesn’t have to.

Brings back the deep black finish

A newly sealed driveway looks close to new again. It’s one of the easiest ways to boost curb appeal.

Saves money over time

Sealing every few years costs far less than resurfacing or replacing a driveway that’s been left to break down.

Why the sealer matters

Not all sealcoating is the same. Some low-cost jobs use thin, oil-based coatings that look shiny for a few weeks and then wear off by fall.

We use an asphalt emulsion sealer. It’s made from asphalt, the same material as your driveway, so it bonds with the surface instead of just sitting on top. It’s water-based, so there’s less odour while it cures. Chris is also AKPRO certified, so the prep and application are done the right way.

It costs a little more, but it actually protects your driveway, and that’s the point.

Our driveway sealcoating process

  1. Free on-site quote. Chris comes out, looks at your driveway and gives you a clear, no-obligation price.
  2. Clean and prep. We clear dirt, debris and loose material from the whole surface. Sealer only bonds to a clean driveway.
  3. Treat oil spots. Oil and fuel stains are treated so the sealer sticks there too.
  4. Fill the cracks. Cracks are cleaned out and filled first. Sealer alone doesn’t fix a crack. Learn about crack filling.
  5. Edge and seal. We cut in along garage floors, walkways and lawn edges by hand, then apply the sealer evenly across the driveway, in one or two coats depending on its condition.
  6. Block it off to cure. We barricade the driveway and tell you exactly when you can walk and drive on it again.

How often should you sealcoat?

Most residential driveways in Oxford County do well with sealcoating every two to three years. A new asphalt driveway needs time to cure first, so we recommend waiting about two years before the first seal. Driveways in full sun, with heavy traffic, or near salted roads may need it sooner.

Not sure if yours is ready? Pour a little water on it. If it soaks in and darkens the surface instead of beading up, it’s time. Chris will also tell you honestly if your driveway doesn’t need it yet.

When we sealcoat

Sealer needs warm, dry weather to cure properly, so we watch the forecast closely and reschedule if rain is coming. You can book your free quote any time of year, and booking early gets you the first dates of the season.
